Project overview

Prestige Property Photography was commissioned to photograph a high-traffic fuel and convenience retail asset located at 78–80 Pacific Highway, Ourimbah NSW.

Positioned at the gateway to the Central Coast, the property occupies a strategic corner site directly adjacent to the M1 Pacific Motorway interchange, providing exceptional exposure to both motorway and Pacific Highway traffic.

The assignment was delivered for CBRE Capital Markets – Private Wealth via Supamac Marketing, with imagery required for marketing collateral and portfolio publication under a tight deadline requiring same-day delivery.

The objective of the photography was to visually communicate the site’s scale, accessibility, tenant branding and surrounding transport infrastructure that contribute to the asset’s commercial investment value.

The Asset

The property comprises a Viva Energy operated Shell service station and Coles Express convenience retail storesituated on a prominent 2,210sqm corner highway site.

Key investment attributes highlighted in the campaign include:

• Renewed 10-year net lease to 2034
• Four additional five-year options extending to 2054
• Tenant responsible for all outgoings including rates, insurance and land tax
• Annual rent paid in advance, providing additional security for the landlord
• Net income of $482,997 per annum + GST*

The tenant, Viva Energy Australia (ASX: VEA), is one of the country’s largest convenience retail operators following its acquisition of Coles Express and OTR, with more than 1,500 sites nationally.

The property has maintained longstanding tenant occupancy of more than 25 years, reflecting the site's strong trading performance and strategic location.

Strategic Location

The service station sits at the first convenience retail location immediately off the M1 Pacific Motorway, one of Australia’s most important transport corridors linking Sydney and Newcastle.

This position provides exceptional daily traffic exposure, with approximately 600,000 vehicles passing weekly along the Pacific Highway and surrounding motorway network.

The Central Coast region itself continues to experience strong population growth, currently home to over 348,000 residents and forecast to exceed 415,000 by 2036.

Capturing the relationship between the site and surrounding road infrastructure was a key component of the photography brief.

Project Objectives

The photography was designed to highlight several important attributes of the asset:

• High-visibility position along the Pacific Highway
• Immediate accessibility from the M1 motorway interchange
• Prominent Shell and Coles Express tenant branding
• An active retail environment demonstrating customer activity
• Vehicle movement and traffic exposure surrounding the site
• Full site coverage including forecourt, retail interiors and aerial context

These elements help communicate the operational strength and strategic positioning of the property within one of the Central Coast’s busiest transport corridors.

Photography Approach

A combination of ground-level photography and aerial drone perspectives was used to document the asset from multiple viewpoints.

Drone imagery was particularly important for illustrating the site's position relative to the M1 motorway interchange, surrounding transport infrastructure and nearby commercial areas.

Ground photography focused on capturing:

• The fuel forecourt and canopy
• Pylon signage and tenant branding
• Customer activity within the convenience retail store
• Entry and exit points along the Pacific Highway
• Surrounding vehicle traffic flow

Interior images were captured while the business remained operational, helping to convey the active retail environment within the Coles Express store.

Post-Production

The shoot took place under overcast weather conditions, requiring careful post-production refinement to ensure the imagery maintained a bright and consistent commercial presentation.

Post-production adjustments included:

• Natural sky replacement to maintain clear daylight conditions
• Subtle tonal shaping to enhance site visibility and contrast
• Colour correction to maintain accurate Shell and Coles Express brand colours
• Balanced highlights and shadows across interior and exterior scenes

The goal was to deliver imagery that presents the asset with clean, natural lighting while maintaining an authentic representation of the site.

Deliverables

The project included the delivery of 55 professionally edited commercial images, including:

• High-resolution aerial drone imagery
• Aerial perspectives highlighting proximity to the M1 Pacific Motorway
• Ground photography of the fuel forecourt and tenant branding
• Interior retail imagery documenting customer activity
• Context imagery showing surrounding traffic flow and road access

Due to publication deadlines, the full image set was delivered on the same day as the shoot.

Outcome

The final imagery supported CBRE’s national investment marketing campaign for the asset, helping communicate the property’s high exposure highway location, tenant strength and operational activity.

By combining aerial context with ground-level imagery of the active forecourt and convenience retail store, the photography clearly illustrates the asset’s visibility, accessibility and long-term investment appeal.
