Project overview

Prestige Property Photography was commissioned to photograph The Hive Academy early learning centre located at 8a Triandra Drive, Warnervale NSW.

The assignment was delivered in collaboration with CBRE, with imagery produced to support the national investment marketing campaign for the newly completed childcare asset.

The photography documents a brand-new purpose-built early learning centre within Warner Business Park, one of the Central Coast’s emerging commercial and residential growth corridors.

The objective of the photography was to visually communicate the quality of the facility, modern educational environments, outdoor play spaces and architectural presentation that contribute to the property's long-term investment appeal.

The Asset

The Hive Academy is a brand-new 132-place early learning facility completed in 2026, designed specifically to support modern childcare education.

Key investment attributes highlighted in the campaign include:

• New 20-year net lease to 2045
• Four additional five-year options extending potential tenure to 2065
• Fixed 3% compounding annual rent reviews
• Net lease structure with the tenant responsible for all usual outgoings
• Net income of $554,000 per annum + GST

The centre is operated by The Hive Academy, an experienced childcare provider with multiple locations across the Central Coast and Hunter region.

Strategic Location

The property is located within Warner Business Park, an 89-hectare master-planned employment precinct positioned between Sydney and Newcastle with direct access to the M1 Pacific Motorway.

The surrounding suburbs of Warnervale, Woongarah and Hamlyn Terrace are among the fastest growing residential areas on the Central Coast.

This population growth continues to drive strong demand for early childhood education facilities across the region.

The Central Coast population is forecast to reach over 412,000 residents by 2046, supporting long-term demand for childcare services.

Project Objectives

The photography was designed to highlight several key attributes of the asset:

• Modern purpose-built childcare architecture
• Landscaped outdoor play environments
• Spacious indoor learning spaces and classrooms
• High quality finishes and educational infrastructure
• Accessible parking and entry points for parents
• The surrounding business park environment

These elements help communicate the facility’s quality of design, operational functionality and investment stability.

Photography Approach

A combination of architectural exterior photography and interior environmental imagery was used to document the facility.

Exterior photography focused on:

• The centre’s architectural frontage and signage
• Entry points and parking areas
• Landscaped outdoor learning environments
• Covered play spaces and activity zones

Interior photography captured:

• Open classroom learning environments
• Child-focused furniture and educational materials
• Natural light and spatial design
• Indoor play and activity areas

The goal was to present the centre as a modern, welcoming and professionally designed educational environment.

Post-Production

The shoot took place under overcast weather conditions, requiring careful post-production refinement to ensure the imagery maintained a bright and consistent commercial presentation.

Post-production adjustments included:

• Natural sky replacement to maintain clear daylight conditions
• Subtle tonal shaping to enhance site visibility and contrast
• Colour correction to maintain accurate Shell and Coles Express brand colours
• Balanced highlights and shadows across interior and exterior scenes

The goal was to deliver imagery that presents the asset with clean, natural lighting while maintaining an authentic representation of the site.

Deliverables

The project included delivery of a full set of commercial marketing images, including:

• Exterior architectural photography
• Outdoor play environments and landscaped spaces
• Classroom and learning environment imagery
• Facility signage and branding
• Context imagery of the surrounding development

The imagery was used to support CBRE’s investment marketing campaign for the asset.

Outcome

The final image set successfully documents the quality of the purpose-built childcare facility and its strategic location within a rapidly expanding residential corridor.

By combining architectural photography with environmental interior imagery, the photography communicates both the educational environment and the long-term investment stability of the asset.
