This property was subsequently sold as part of Portfolio 181.

The brief

The brief required a commercial-grade visual set that would:

  • Present the asset with authority and accuracy

  • Clearly communicate scale, frontage, and corner positioning

  • Demonstrate the strength of the Chemist Warehouse tenancy

  • Provide contextual understanding of the surrounding retail environment

  • Meet the standards required for national portfolio publication

The photography needed to function across:

  • Portfolio marketing collateral

  • Online listings

  • Auction materials

  • Printed portfolio magazine distribution

Our Approach

This project was approached with an emphasis on investment-grade presentation rather than aesthetic stylisation.

Exterior & Street Presence

The building’s corner position and triple street frontage were prioritised through carefully composed exterior imagery, ensuring the asset read as prominent, accessible, and commercially strong.

Contextual Retail Clustering

Surrounding national retailers and the established retail strip were intentionally incorporated to reinforce location strength and tenant appeal.

Live Trading Environment

Interior imagery was captured during operational hours to reflect real-world trading conditions, balancing activity and clarity while maintaining a professional, controlled visual tone.

Aerial Perspective

Drone photography was used to:

  • Establish site scale and landholding

  • Illustrate the corner positioning

  • Show proximity to surrounding infrastructure and retail amenities

Accuracy & Compliance

Perspective correction, neutral colour balance, and privacy considerations were applied throughout to ensure the imagery remained truthful, compliant, and suitable for investor decision-making.

Outcome

The final image set provided Burgess Rawson with a comprehensive, campaign-ready visual package suitable for national distribution.

The imagery supported the asset’s successful presentation within Investment Portfolio Auction 181, reinforcing key selling points including tenancy strength, location prominence, and long-term income security.

The project was subsequently published in the Burgess Rawson Portfolio Magazine — Edition 181, alongside other nationally significant investment assets.

Selected imagery

Corner store with bright yellow, blue, and red signage, parked cars along the street, a cyclist, and pedestrians crossing at a marked crosswalk.
